West Sacramento - Southport neighborhoods
I sell my share of homes in West Sacramento and often have buyers ask me about the various neighborhoods. Rather than continue to repeat myself, here is a partial summary of the neighborhoods. I'll add a little here and there, but I'll start with the area most popular with today's buyers. This list doesn't include all the neighborhoods, but it's my goal to eventually include them all.
Southport: Southport is at the south end of West Sacramento. Head south on Jefferson Blvd, over the deep water channel lockes and viola- you are there. The southern border of West Sac is farm and vineyard country and the lovely town of Clarksburg.
It's comprised of mostly newer homes (built since 2000), but there are a few older subdivisions as well. Southport enjoys a pretty constant Delta breeze, so temperatures are about 10 degrees cooler than the eastern areas of Sacramento. There is a main shopping mall, locally known as The Nugget Center. It has a Nugget Market, Blockbuster, a few banks, several restaurants-- Club Pheasant, Round Table Pizza, LL Hawaiian BBQ, Eastside Chef among others and a Target. It still has some vacant spaces, so we'll see what else is added. There is a new Lowe's Home Improvement Center across Jefferson and some restaurants are starting to fill in there as well. There is a new high school being built at the intersection of Linden and Jefferson.
The neighborhoods within Southport include,
Bridgeway Islands - (Marshall on the south/Jefferson on the east/Southport Parkway on North/Deep water channel on the West) - many different builders-- Morrison, California Homes, JTS, Kauffman Broad, Beazer. There is an elementary school and several parks. Prices vary depending on size typically from $240k and up.
Bridgeway Lakes - (Southport Parkway and the end Jefferson Blvd before you get to the city limit) Newer homes in a Lake community with a great little water park and soccer/baseball fields. Beautiful Meritage and Shea homes with both large and small lots, some are lakefront. There are also some patio homes (shared driveways/smaller 2-story homes with bbq area lots). The prices are typically from $300k upward to over $600k.
Summerfield - (Linden West) Older area of Larchmont built homes. 1980's homes with good sized lots. Homes average around 1500 sqft. Prices are usually $200k and up.
Arlington Oaks (at Jefferson & Devon) - An older area of war-era homes, many with flat roofs. Most have good sized lots. Usually priced under $200k.
Parella Unit - (Gateway Oaks & La Jolla) Beautiful area of Reynen Bardis and Morrison built homes, with varied elevations and winding streets. The lots are a bit smaller- average around .14 acre. This neighborhood is aging beautifully. There is a new Elementary School that I have been hearing good things about. Prices start at about $350k.
River Ranch - (Linden East and Rubicon) Gorgeous homes on larger lots. Prices typically start at about $350k. This neighborhood is aging beautifully.
Pheasant Hollow - (Jefferson and Linden) Across from the new high school and the Nugget Center. KB Homes, mostly large with varied lot sizes. Easy commute. Small park within the neighborhood.
Newport Estates - (Linden and Redwood) Newer homes, average sized lots, easy commute since you are connected to several main arteries. Prices typically start at about $350k.
Linden Woods - (Linden East and Spruce) A pretty little area of single-story 1980's home on average sized lots. Mature trees and well-kept properties. Prices typically start in the low 300k's.
Linden Acres - (Linden East and Redwood Avenue/South) An adorable little area of small homes on huge, open lots with few fences and huge, beautiful trees. Homes rarely come on the market and are priced according to size.
Gateway Oaks - (Jefferson and Sansome) Cute little area of mostly single-story, well-kept homes with it's own little park.
Rivermont - (Rivermont and Marshall) Small, quiet subdivision of mostly single story homes built by K Hovnanian Forecast Homes. Prices typically start at about $250k.
